The Least Expensive Homes in Upper Queen Anne Still Start at $1 Million

Finding five of the least expensive homes in upper Queen Anne has clicked over into the seven digit range. Last October, there were five under $1 million. Here in July of 2017, they start at a nice round $1 million and head up from there. Even added together, they’re still cheaper than the most expensive home in the neighborhood, which is listed for $7.5 million

It’s boldly blue. A 1911 classic craftsman is straightforwardly priced at $1 million. The 3,110-square-foot house can ease that mortgage payment thanks to a downstairs rental. Combined, the home has six bedrooms and three bathrooms.

With a 4,791-square-foot lot, don’t be surprised if the neighbors are close. Frosted windows provide some privacy, as does mature foliage and some fencing. Enjoy roses and cherries.

From the outside, this $1.18 million home looks like it could be a vintage Victorian, but from the inside it’s obvious that it was built much more recently: 1995. Granite kitchen counters and stainless steel appliances are up to date. The fireplace is surrounded by decorative tiles, but is gas, which makes it cleaner. Three bedrooms and three bathrooms help fill the 1,790-square-foot house on the 3,598-square-foot lot.

Bright red handles stand out in the kitchen of this 2,620-square-foot home from 1923. Modern improvements like retractable windows allow the kitchen and nook to extend onto a sunny deck. Inside, find three bedrooms and two updated bathrooms. Outside, a brick patio is surrounded by brick walls for a private place for entertaining on the 3,789-square-foot lot. The price for this home with views: $1,198,000.

Unmistakable heritage is on display inside this 1915 craftsman. Rich wood trim is broad and bold, and is only the beginning as wood panels and ceiling accents carry the color through several rooms. An ornate brick hearth is bracketed by stained glass. The artistic package is priced at $1.12 million, and comes with four bedrooms, three bathrooms, 2,420 square feet inside, and 2,600 square feet outside.

Scalloped siding suggests an older style, which helps this 1995 home fit in well with Queen Anne’s heritage. Modern kitchen and bathrooms (3) are a welcome luxury. Three bedrooms are the core of the 2,660-square-foot space. Coved ceilings and creative paint schemes bring character to room like the formal dining room. The $1.2 million package includes the 3,920-square-foot lot and water views.

Queen Anne Real Estate Report – Half of Year

We are halfway through the year and the real estate market is still in an all-time frenzy. There still isn’t much relief for buyers in the Seattle area, with low inventory and prices still climbing high. There were 164 single-family homes sold in Queen Anne between January & June, which is 18 more than we saw this time last year. The median sales price took a small jump from $986,000 (2016) to $989,950 (2017). The lowest price for a home has seen an increase from $182,000 (2016) to $379,000 (2017). There are currently 33 listings active and 48 pending.

Condominium sales in Queen Anne showed some strength these last 6 months. The median cost has gone up from $390,000 (2016) to $475,000 (2017). The average list price has also seen a small jump from $436,804 (2016) to $502,376 (2017). There are currently 21 active and 40 condos pending, one of which listed by Ewing and Clark for $3,985,000.

Queen Anne Market Sees Continued Rise In Prices In Nov.

Prices in Queen Anne continue to steadily climb heading into the winter. According to the Northwest Multiple Listing Service, 26 single family homes sold in November of this year at a Median price of $819,500. Those figures compare to just 17 sales at a median price of $770,000 in November of 2014. Most telling is that the average sales-to-list-price ratio in November 2015 was 104.1% compared to 98.8% last year. The amount of new listings hitting the market remained steady with 18 new listings in November of this year compared to 17 in 2014.

The number of condo sales in Queen Anne dipped slightly in November to 23, compared to 25 a year ago. However, condo prices are up, as the median sales price rose to $325,000 from $285,000 a year earlier. Likewise, the sales-to-list-price ratio increased to 100.7% in November 2015 from 97.6% in 2014. New listings totaled 21 in November compared to 27 in the same period of 2014.

It bears repeating that if you are thinking of selling, now is a great time to come off the fence! Inventory is low this time of year and demand remains high. Queen Anne April Real Estate Recap: Market Continues to See Rising Values and Low Inventory

Homes in Queen Anne are selling nearly as fast as they are coming on the market.  According to the Northwest Multiple Listing Service, 27 single family homes closed in April of this year, while at the same time only 34 homes hit the market.  27 homes closed in April, 2013 while 51 homes hit the market during the same period.  The median sale price also rose in April, 2014 to $710,000, up from $662,000 in 2013.  It bears repeating that we are in a seller’s market!

Queen Anne condo sales dipped slightly from last year with 36 sales in April, 2014 compared to 47 in April, 2013.  The median price has remained steady at $305,500 compared to $303,000 in 2013.  The amount of new condo listings hitting the market last month was 50 compared to 45 a year earlier.
