Queen Anne Real Estate Report – November 2017

The Seattle real estate market is still one of the most talked about in the nation. Though that hasn’t changed, many home prices have. There were 63 sales in the Queen Anne neighborhood last month, 31 single-family homes and 32 condos.

As Seattle grows, so does the value of the homes. The median sales price for a single-family home jumped from $935,000 (Nov. 2016) to $1,042,000 (Nov. 2017). The average selling price was $1,346,971 and the average listing price was $1,390,692. The highest sold listing was $6,200,000, compared to $2,850,000 in November 2016.

Condominium sales in Queen Anne continue to rise in price. The median sales price increased from $352,500 (Nov. 2016) to $467,500 (Nov. 2017). The average selling price was $524,075. The highest sold condo was recorded at $1,175,000 and the lowest was $179,000.

There are currently 42 active listings and 60 pending.

 

Queen Anne Real Estate Report – Half of Year

We are halfway through the year and the real estate market is still in an all-time frenzy. There still isn’t much relief for buyers in the Seattle area, with low inventory and prices still climbing high. There were 164 single-family homes sold in Queen Anne between January & June, which is 18 more than we saw this time last year. The median sales price took a small jump from $986,000 (2016) to $989,950 (2017). The lowest price for a home has seen an increase from $182,000 (2016) to $379,000 (2017). There are currently 33 listings active and 48 pending.

Condominium sales in Queen Anne showed some strength these last 6 months. The median cost has gone up from $390,000 (2016) to $475,000 (2017). The average list price has also seen a small jump from $436,804 (2016) to $502,376 (2017). There are currently 21 active and 40 condos pending, one of which listed by Ewing and Clark for $3,985,000.

Queen Anne Housing Market Tightens In July

Sales were down but prices were way up in the Queen Anne residential market for the month of July compared to a year earlier.  According to the Northwest Multiple Listing Service, only 22 single family homes closed in July of this year, at a median price of $830,000. That figure is dwarfed by the 42 closed single family homes in July of 2014, but those sold at a lower median of $699,000.  The sales-to-list-price ratio also rose in July to a whopping 105.3% compared to 101.9% a year earlier. The number of new listings hitting the market dipped slightly with 32 new listings in July of this year compared to 37 in 2014.

The good news continued for buyers and sellers in the Queen Anne condo market. More sales, more new listings, and higher prices! July Queen Anne condo sales rose with 42 sales this year, compared to only 39 last year.  The median price also rose to $382,500, compared to $321,500 a year earlier. Sales-to-list-price ratio increased to 100.7% in July 2015 from 97.8% in 2014.  New listings totaled a very high 51 in July compared to 41 in the same period of 2014.

Concerning School Violence Threats Near Queen Anne

Violence in schools is always appalling, horrible, and ultimately heartbreaking. After the terrible tragedy of the shooting at Marysville-Pilchuck High School, the more recent instances of school violence at schools near Queen Anne are especially distressing.

Last Monday, October 27th, a 16-year-old student at the Seattle Center’s Center School was arrested for bringing Molotov cocktail to school. Police had received a tip that the student brought the device, and promptly arrived on the scene to take the student into custody. As a precaution, the school was evacuated. No one was injured in the incident. The Center School officials cancelled classes for the day after the arrest, and Seattle Center Armory was re-opened just before 11 a.m. While SPD detectives continue to investigate this incident of school violence, they do plan to book the student into the Youth Service Center of King County for possession of an incendiary device.

After the June 5th shooting at Seattle Pacific University earlier this year, where one student was killed and two others were wounded, it is horrific that the local private university should experience another threat of school violence. But the campus was put on lockdown on Friday, October 31st after one of its students received a threatening text message. Reportedly, the text message came from the student’s ex-girlfriend, stating that she was going to kill the student and his friends on the SPU campus. The student reported the text to school officials and police, who responded quickly. SPD determined that the woman was no where near the campus, and she was located and arrested at a home near Burlington by Skagit County deputies. The suspect has been booked into King County Jail for an investigation into harassment.

Queen Anne parents, please continue to encourage your students to report any suspicious or concerning events to school authorities and police. The safety of our schools and our community is of utmost importance.
